First and foremost - *everything* gets a deep clean, including appliances, tops of ceiling fan blades, tops of baseboard trim & windows.
Fridge - no magnets or photos, etc. No matter how cute your niece’s 1st grade picture is.
Fixtures you plan to take? Remove and replace (if necessary). EX: a family heirloom dining room light fixture you want to move with you. Replace prior to photos.
Limit holiday & seasonal decor as it can date photos.
De-personalize (kid’s names in bedrooms, religious/political items, family photos, confidential info, etc.). Patch holes & paint as necessary.
Clear surfaces - end tables, night stands, vanities, desks, counters. That pile of paperwork and mail? It doesn’t photograph very well.
No plungers or toilet bowl brushes by the toilets (even though that’s where everyone stores them).
Freshen up exterior - mulch, mow the lawn, and if it’s warm enough, flowers never hurt.
Pre-pack any extra stuff you don’t need as to create more space in the home.
Complete any unfinished projects.

Shed some light on the subject: Open all windows, shades, blinds, curtains. Turn on ALL (yes actually ALL) the lights, including lamps. Ceiling fans off.
Remove all pet items (toys, beds, litter boxes, scratching posts, etc.).
Final vacuum of all carpet and rugs.
Shovel all sidewalks/driveway, etc. (if applicable).
Move any vehicles or trailers from parking spaces/driveways. Inside the garage is great.
Make sure garbage cans/trash (inside and out) are not visible.
No dishes in the sink. (This is for those that love an easy item to check off the list).
Straighten out any blankets, pillows, etc.
Make your bed like a hotel made it.
Close toilet lids.
