Staging Tips to Maximize Impact

First impressions matter. And for most buyers, their first impression of your home will be a super small picture on their phone. Capture as much attention as possible with these tricks of the trade.

STAGING TIPS

  • Focus on Curb Appeal 1st - Fresh mulch, fresh flowers, freshly mown lawn etc.

  • Fresh coat of paint on the front door - for extra attention, add a pop of color!

  • Pre-pack extra stuff you won’t need and take it out of the home - creating space everywhere you can.

  • Create vignettes throughout the home - small ‘scenes’ that create mood, that are simple & visually balanced.

  • Add a few plants (even if they’re fake) - greenery goes a long way in pictures!

  • If you have rugs on hardwood floors, remove rugs under dining room tables and living room furniture to make the floors more visually continuous.

  • Pare down furniture - to create additional space in rooms.

  • Make sure remaining furniture is laid out in a way that creates function & flow.

  • Everything like a magazine - coffee tables, pillows on the sofa. “Styled bookshelves” A pop of color in flowers or a plant is always welcome.

  • If possible, create or stage an office space - this has become increasingly important since covid.

  • Depersonalize - take down family photos, names on walls etc.

  • Remove signs of pets

  • Use color to create interest, highlight fun features, and visually keep buyers engaged. If every room is grey on grey on grey , buyers can become bored.

  • Make your bed like a hotel. Yes to pillows & duvets. Nightstands staged like hotels as well.

  • Accessorize in ‘3’s’ - Odd numbers generally look better when accessorizing
