Things to consider when touring houses. Not sure what questions to ask, or what to look for when you’re looking at homes? Here’s a great list of things to consider.

YOUR GOALS

How long do I anticipate I will live in this property? What if it’s less time? What if it’s more time?

What are your needs? What are your wants?

What ‘wants’ are you willing to compromise on?

LOCATION

Big Picture - Convenient? Noise levels? Neighborhood? Proximity to work?

Micro - do you like the block, the neighbors, the yard etc.?

Is walkability important to you? What’s the walk-score?

Are there sidewalks? Does that matter to you?

Proximity to nature - parks, open space, nature etc. Does that matter to you?

Neighborhood - what’s the vibe? Do you like it? Coffee shops? Grocery etc.

Do schools matter to you? If so, how are the schools? What metrics will you use to measure that?

Are there registered sex offenders near by? (familywatchdog.us to look up)

YARD

What qualities are most important? Fence? Garden space? Privacy?

Grading - does the ground slope away from the home’s foundation?

Are there big trees on the property? Asset or liability?

CONDITION

How much work are you willing to do? Cosmetics? Structural? Mechanical?

What are your deal-breakers?

Condition of mechanical systems (HVAC, Electrical, plumbing)? How’s the roof?

Has there been a recent sewer scope or radon test?

What do the seller disclosures say about this property?

SPACE

What’s too big for me? What’s too small?

How much natural light does the home get? Does that matter to you?

What updates are you willing to pay more for?

Would your current furniture fit in the house? If not, can you afford to replace?

How much will it cost to heat/cool this home?

FEATURES

Do you need AC? Do you prefer a specific type of heat? How about a garage?

Does it have a fireplace? Has it been recently inspected or cleaned?
